Ultimately, I chose Joe because he got up in the loft to assess my ceiling insulation. Sold! I can do business with someone with that level of work ethic. Joe was a pleasure to deal with, knowledgeable, professional, accommodating (I am very err particular) and most importantly for me he was engaged. Don't stinge on an agent people, if you get a good one they are worth their weight in gold :)
